This shift occurs even as investors have a wider array of financial products available. Despite this, residential real estate continues to attract substantial capital. Data from Knight Frank India reveals that Mumbai recorded over 1.5 lakh property registrations in 2025 – the highest annual figure in 14 years. This strong demand persisted despite rising property prices and growing alternative investment options. This trend is not isolated to Mumbai; housing sales across India's top 9 cities also saw a healthy 19% rise in Q2 2026, with supply jumping by 43%, demonstrating continued market strength despite global uncertainties.
The premium housing segment serves as a clear indicator of this evolving market dynamic. JLL data shows that homes priced above ₹1 crore accounted for approximately 62% of residential sales, signaling a robust demand for high-value properties from those seeking long-term assets. This data collectively reflects a growing confidence in residential real estate as a powerful long-term wealth creation asset, rather than merely a consumption purchase.
