UK House Hunt Revives! 🏡 Zoopla Reports 7% Jump in Buyer Activity

The UK property market is showing fresh signs of life as home buyer activity picked up significantly following a summer slowdown, new analysis from property portal Zoopla reveals. The number of people actively searching for homes to buy increased by a notable 7% in the four weeks leading up to August 16, compared with the same period last year.
This resurgence marks a positive shift, with buyer interest now higher across every region in the UK for the first time in a year, particularly strong in the East and Southeast of England, and Wales.
Zoopla's findings indicate early signs of increased demand among potential buyers. However, the property giant cautions that it will take time for these intensified searches to translate into actual enquiries and sales. While buyer activity sees a boost, the overall stock of properties listed for sale on the platform is up 5% on last year, suggesting more choice for buyers.
Yet, the number of new homes being put on the market remains lower than the previous year.
This renewed interest comes despite ongoing challenges with mortgage affordability. Mortgage rates saw a sharp increase earlier this year, influenced by global events impacting financial markets in the UK. Although these rates have been gradually edging lower since the spring, they still remain significantly higher than at the start of the year.
For instance, the average five-year fixed mortgage rate has climbed from under 4% in January to approximately 4.8%.
This elevated cost of borrowing continues to put pressure on affordability, meaning buyers often need to borrow less or contribute a larger deposit to secure a purchase. Despite these hurdles, the recent uptick in search activity suggests a growing resilience and renewed determination among UK home seekers.
