The much-anticipated Master Plan for Delhi-2047 has officially been notified, outlining a comprehensive 20-year blueprint for the capital's future development. This ambitious plan, unveiled by Union Housing and Urban Affairs Minister Manohar Lal alongside Chief Minister Rekha Gupta and Lieutenant-Governor Taranjit Singh Sandhu, aims to address Delhi's growing population and housing demands.
At its core, the plan targets the creation of nearly 43 lakh new houses, with a significant focus on affordable housing. This massive undertaking is designed to accommodate the city's population, which is projected to reach an astounding 3.2 crore within the next two decades. Chief Minister Gupta lauded the document as a "comprehensive roadmap" that will guide Delhi's growth, emphasizing the crucial coordination between Central and Delhi governments to drive this momentum.
One of the most striking provisions of the MPD-2047 is the removal of maximum height restrictions for buildings across most areas of the national capital. This move, which excludes specific zones like the Lutyens' Bungalow Zone, Yamuna floodplains, and areas with archaeological restrictions, paves the way for significant vertical expansion. Additionally, the Floor Area Ratio (FAR) has been dramatically increased to 500, further facilitating high-density development. The Delhi Development Authority (DDA) had approved this plan back on August 12.
To further bolster connectivity and ease congestion, the Master Plan also proposes the development of four new high-speed link corridors across Delhi-NCR. These infrastructure projects, combined with new approaches like transit-oriented development (TOD), land pooling, and the redevelopment of existing slum clusters and group housing societies, are expected to redefine Delhi's urban landscape.
This forward-looking plan introduces innovative concepts such as transferable development rights and simplified land-use and building regulations, all geared towards creating a more sustainable and functional metropolis. As Delhi embarks on this transformative journey, the MPD-2047 stands as a testament to the city's commitment to strategic urban growth and meeting the needs of its burgeoning population.
