Bengaluru, often lauded for its tech advancements and career opportunities, is once again making headlines, this time in the real estate sector. After a decade-long hiatus, the Bangalore Development Authority (BDA) has reopened its portal for applications to allot sites in the highly anticipated Dr. K. Shivaram Karanth Layout.
This comes as significant news for aspiring homeowners and investors, especially since the last BDA site allotment took place back in July 2016, in the Nadaprabhu Kempegowda Layout (NPKL). However, prospective buyers should prepare for a substantial price increase. While sites in NPKL were offered at ₹2,000 per square foot, the new Dr.
K. Shivaram Karanth Layout sites are priced at a steep ₹6,000 per square foot. This means that a popular 30x40 site, often preferred by middle-class Bengalureans, will now command a hefty price of ₹72 lakh. The pricing journey for these sites hasn't been straightforward.
When the BDA first initiated the allotment process in December 2023, the price was set at ₹4,900 per square foot.
However, the process faced a stay order from the Karnataka High Court due to issues concerning compensation for land losers.
In a span of less than three years, the price has seen a notable appreciation of ₹1,100 per square foot.
On July 16, the Karnataka High Court gave the green light for BDA to invite and process applications. It's crucial to note, however, that the actual allotment of sites will depend on further directions from the court. Senior BDA officials have confirmed that the deadline for this application process will be communicated soon.
Adding another layer to this development, on the very same day, Chief Minister D.K.
Shivakumar allotted sites to approximately 18,300 farmers who had contributed their land for the layout.
These beneficiaries will now need to complete the necessary formalities to claim their sites.
BDA chairman N.A. Haris also stated that the developed layout has achieved a 55% yield, with 49.38% of the total developed land available. The history of BDA layouts has often been intertwined with legal challenges, as evidenced by previous cases involving other layouts and continuous court interventions.
This latest offering in Dr. K. Shivaram Karanth Layout, while exciting for many, continues this pattern, emphasizing the complex nature of urban development and land acquisition in a rapidly growing city like Bengaluru.
